T A Fisher has the inherent skills and knowledge to unlock the potential value of many development situations. Attracted to investments where there may appear to be limited income stream or higher risk profile, we relish challenging situations which require more thought and imagination.

Whether it's developing institutional offices and quality business parks aimed at SMEs, or converting older industrial buildings into smaller units for lease or sale, T A Fisher has the expertise. We're accomplished and comfortable with mixed-use schemes with different components such as retail, hotel, residential, apart-hotel occupancy, and with B1 offices, nursing homes and restaurant uses. And we go far beyond development and investment experience alone. Operational expertise, by way of our serviced business apartments and apart-hotel operations is also at your disposal - a crucial difference in any property deal.

Short decision-making lines mean we can structure proposals, specifically and unconditionally, to give vendors the degree of certainty they want.

Central House
Park Street, Camberley

A prominent town-centre property on the corner of Park Street and Pembroke Broadway only two minutes walk from the train station.

The development maintains the existing retail showroom let to Messrs Vickery & Co.  Three upper floors, formerly in office use are being converted into an 18-suite C1 apart-hotel.

Completion is due in May 2012.  The apart-hotel is to be operated by House of Fisher Ltd – a group subsidiary and one of the leading suppliers of serviced apartments to corporates in the Thames Valley region.

100 Kings Road
Reading

T A Fisher Developments Ltd acquired this building from Messrs RREEF at the end of 2011.  It is a vacant office building formerly occupied by Royal Sun Alliance.  The current development proposal constitutes a change of use on the ground floor from B1 office to D2 health and fitness.

The main ground-floor entrance provides a reception leading to the conversion of the upper floors to a C1 apart-hotel.  This will comprise 57 suites with a range of sizes.  Should planning permission be granted the apart-hotel will be operated by House of Fisher Ltd, a subsidiary of the group and this facility will significantly improve and extend the quality of its town-centre portfolio.  House of Fisher already operates an apart-hotel at City Wall House as well as Abbey Hall Kings Road, Stanshawe Court and Tamesis Place.

It is anticipated that strip-out work and thereafter main construction work will be underway in Spring 2012.

Beneficial House
Easthampstead Road, Bracknell

Beneficial House was acquired by T A Fisher Developments Ltd towards the latter part of 2010.  It is a vacant office building occupying a prominent highly visible location on the Twin Bridges roundabout close to The Peel Centre and within walking distance of the town centre and station.

The development proposal involves an apart-hotel led mixed-use scheme.  The ground floor is targeted for retail use and it is anticipated to be suitable for one or two occupiers seeking space up to circa 8,000 sq ft.   A ground-floor reception will lead to a conversion of the upper floors to 36 serviced suites within a C1 apart hotel to include ancillary facilities such as administrative offices, gymnasium and guest lounge.  Should planning permission be granted the scheme will commence towards the latter part of 2012.

The project will constitute a much needed boost to the local economy and will kick start the regeneration of Easthampstead Road.

Elizabeth House
West Street, Newbury

A planning application is being submitted for the demolition of an outdated office building known as Elizabeth House with a replacement building under use class C1, apart hotel, incorporating 24 serviced suites together with ground floor reception, guest lounge, gymnasium, ancillary offices.

The existing building is currently occupied by HMRC. Should planning permission be granted the new facility will be operated by House of Fisher Ltd, one of the leading serviced-apartment providers in the region.

Travelodge Newbury Central Opens For Business

Only a matter of days following practical completion the first Travelodge guests were being welcomed at this new 67-bedroom budget hotel. This new hotel on the corner of Parkway and London Road  will service both the business and leisure markets and will be a great boost to the local economy. It is the first hotel to open in the town for more than twenty years!

The ground-floor retail unit totalling some 2,568 sq ft remains available and provides a fantastic opportunity for operators within the restaurant sector or perhaps convenience food store to benefit from the footfall arising from the new hotel.  That said, the unit which has high prominence and visibility as well as on-site parking could appeal to a niche retailer.

The retail space (the unit may be split) is available on a new FRI lease.  Further information and viewing can be obtained via sole agents Messrs Goadsby 01202 550120 or Quintons 01635 262510.
