Premier Inn Boost For The Centre Of Basingstoke

Premier Inn, Britain’s favourite hotel brand, is planning to build an 81 – bed hotel, Costa coffee shop and restaurant in the centre of Basingstoke. The development by Fishron Basingstoke Ltd (a joint venture between T A Fisher & Lamron Estates) represents the next step in the regeneration of the New Street area of the town centre, following hard on the heels of the new Majestic Wine and the McCarthy Stone projects. The project will generate an estimated £1 million for the local economy through visitor spend in Basingstoke’s shops, bars, taxis & other services. Replacing the derelict Vista office building on Victoria Street, which has been vacant for five years, Premier Inn’s proposals will significantly enhance the area. Previous plans for a hotel on the site, which were never realised, secured the support of 36 Basingstoke businesses and the Hampshire Chamber of Commerce. A planning application has been submitted to the local authority. If successful, it is anticipated that work will begin in the summer and the facility will open to the public in 2014. Premier Inn’s Guy Kemsley said: “We are excited to be helping to drive the regeneration of Basingstoke and to be delivering a resource business so clearly wants”. “We believe this is a fantastic site for a hotel that will generate employment, help local businesses such as shops, taxis and takeaways and boost Basignstokes’s economy”.

Equinox about to influence your life

20 June 2012

What does 21st Century life demand? Apart from speed in almost everything we do, it also requires sound investment decisions for our healthy financial future and few dispute one of the best ways is through investing in bricks and mortar. Jon Lacey, of Mackenzie Smith in Farnborough, says attention is again turning to property, either as a sound long-term investment through letting or as a home for future equity growth as well as a place to live. “Farnborough is top flight for setting trends – you only have to look at its world renowned place in the story of aviation, both yesterday and today, to know that,” adds Jon. “It’s home to TAG Farnborough, the most modern and efficient business aviation airport in Europe. Where you have such a thrusting force in the UK economy you also get demand for homes and business accommodation. “Near this thriving aviation hub is Equinox Place, the latest scheme from developer TA Fisher, bringing the best in contemporary and stylish apartments to an area bursting with innovation and individuals who want to be at the heart of all this action.” Jon believes that with such a vibrant population there’s ready demand not only from new home owners but also from investors who want to build up a property portfolio that will give them an income now to fund their investment for their future financial well-being. “The area surrounding Equinox Place is in the middle of an £80 million regeneration and offers vast opportunity, Farnborough is undoubtedly a great place to invest” he adds. “Equinox Place with its stunning hotel style entrance foyer appeals to those following a contemporary lifestyle who value living within a gated community where every home has a balcony or terrace and offers secure semi-basement parking. Farnborough station is 150 metres away and offers travel to central London in just 37 minutes while the shops and nightlife of the town centre are within an easy stroll. “House of Fisher is ready to contract with buy-to-let investors at Equinox Place to guarantee a minimum income of £1,250 per month for the first year with great potential for longer term commitments. “House of Fisher assists business people wanting serviced apartments rather than hotels as they travel – a concept that may be familiar to potential owners on their own business trips. “An equinox is all about celestial alignment that happens twice a year. Equinox Place is about lifestyle alignment that will be an everyday occurrence!”

Show Home Now Open - Bracken Grange, Bracknell

10 October 2011

Now available for viewing and featuring an elegant show home Bracken Grange is the latest development by TA Fisher, one of the Thames Valley’s most respected and admired developers. This scheme shows all the hallmarks of timeless elegance and modern building excellence, that is the cornerstone of their success and popularity. Bracken Grange has been designed using a careful and considered selection of construction materials and methods ensuring that the development will make minimal environmental impact. Each property achieves Level III of the Code for Sustainable Homes and this has been proved to significantly reduce household utility bills. As a result, home owners can rest assured that their new property will start saving them money the day they move in, which is especially satisfying as energy bills continue to rise! TA Fisher are one of the few builders who have the resource, skills and appetite to undertake an eclectic project like Bracken Grange. A sympathetic approach to the surrounding area was at the forefront of their minds when designing this development. John Fisher, Managing Director at TA Fisher comments: “Three of the new houses are designed to evoke traditional farm buildings, beautifully complementing the Grade II listed restored cottage and creating a visually stunning setting. In addition, rather more traditional houses are featured at the rear of the site, although these are also built to the very high standard synonymous with TA Fisher.” The properties unite new and old to create a very individual feel to a special development. Whilst your choice of home will never be based on design alone, Bracken Grange is set close to Bracknell town centre and abundant local amenities, giving the best of both worlds. T A Fisher would like to invite you to visit the show home, open Thursday to Monday from 10am to 5pm. New Apart-Hotel For Bracknell

28 July 2011

T A Fisher Developments Ltd together with House of Fisher have recently submitted a planning application to turn the former office building known as Beneficial House into a new apart-hotel led mixed-use scheme. Beneficial House, which occupies an highly prominent visible position on the corner of Easthampstead Road fronting the Twin-Bridges roundabout, has been vacant for several years. The new proposal, if approved by Bracknell Forest Borough Council, will see the building provide 37 apart-hotel suites aimed at the corporate market, typically those on project work, consultancy, etc who are here on short-term contracts. The new facility will also incorporate a cafe-bar area, a gymnasium and for the first time a unique business centre providing self-contained offices and meeting rooms. The ground floor will also offer a large A3/A4 restaurant which would be perfectly placed to support guests residing in the apart-hotel. Should planning permission be approved construction will commence early in 2012 with the new facility open for business later that year.

Berkshire Warrant Officers Are A True Inspiration

05 July 2011

We recently sponsored three fundraising Warrant Officers from the Royal Electrical and Mechanical Engineers (REME), based in Aborfield, on their quest to raise funds and awareness for ABF The Soldiers’ Charity, The Great Britain Disability Football Association, Growing Places, REME Benevolent Fund and the Great Britain Amputee Fund. Mick Cotton, Cliff Johnson and Mark Schorah came up with the idea to take part in a sponsored cycle ride to each of the current Premier League Football clubs, from Newcastle to London, to honour those who have made the ultimate sacrifice for our country. This is something that is all too close to the men’s hearts after losing one of their Corps members, Corporal Matthew Thomas, who was tragically killed in Afghanistan when his vehicle struck a roadside bomb on 25th September 2010. When we heard about this inspirational fundraising challenge here at T A Fisher we were only too pleased to show our support and happily made a donation to help them on their way to reaching their fundraising goal. We would like to congratulate them on raising a remarkable £12,000 through this gruelling cycle ride, which saw the men cover 630 miles over a seven day period. Showing even further commitment to their cause the three warrant officers now plan to add to this total by taking part in a 24 hour cycle ride at the The Meadow shopping centre, in Sandhurst, on Friday the 24th June. This will then be followed by a charity auction at Old Trafford Stadium to continue with the football theme on the 30th July. We have been truly inspired by the experiences of these men and could not think of a more worthwhile cause to support. If you too would like to donate some money to their cause please visit www.studsandspokes.com or to learn more about their challenge why not take a look at their blog www.studsandspokes.com/news.html, it makes for some very interesting reading.

RSM Tenon Take Ad-Vantage of Lease Expiry

15 September 2010

The most significant office letting in Basingstoke for 18 months has just been announced with RSM Tenon signing up for 12,193 sq ft (1,133 sq m) in the ‘Vantage’ building in Victoria Street at the ‘top of town’. RSM Tenon is the seventh largest accountancy firm in the UK, and is regarded as one of the most progressive and entrepreneurial professional services firms in the UK today. Their existing lease on Clifton House close to the railway station comes to an end in December this year. RSM Tenon’s growth by acquisition, combined with the lease expiry prompted them to upgrade into the fully refurbished and air conditioned offices, whilst also retaining a location within walking distance of the town centre amenities. They will occupy the first and second floors in ‘Vantage’, joining NFU who already lease the ground floor. Fishron Securities are RSM Tenon’s new landlord - a joint venture between two successful local developers, TA Fisher and Lamron Estates. Their agents were Baker Davidson Thomas and Hollis Hockley, who confirmed a new 10 year deal at a headline rent of £15.50 per sq ft. Richard Thomas commented, “This is a much needed office deal for Basingstoke, reflecting the fact that we’ve hopefully turned the corner in this market”. Malcolm McPhail at Fishron added, “We are very pleased to welcome RSM Tenon to ‘Vantage’. It justifies our decision to speculate a quality refurbishment on the building”. "Kevin Lee, Managing Director of the Basingstoke Office of RSM Tenon said that the move was a timely opportunity to improve the working conditions for the local team and their clients and also to totally reaffirm the businesses commitment to Basingstoke and the business community that it has now served for over 50 years."

Village Life With City Communications

10 March 2010

The river Thames and the Great Western Railway have always been linked; as Brunel forged his way west from London to Bristol, the river often provided the flattest route. As the railway was built, commuter towns and villages evolved. Many have become part of Greater London, other towns, like Maidenhead, have retained their genteel atmosphere, and grown into prosperous towns. Further west, Swindon and Didcot have become major railway centres, and in between these towns and cities, where the Victorians had the foresight to build village stations, we have a number of pretty Thames side Villages, which combine a riparian lifestyle with village life, and the great boon of a commuter station. Pangbourne is just such a village; in the centre are village delicatessens, an organic supermarket, less prosaic but necessary facilities such as banks and petrol stations, and a lovely wrought iron toll bridge crossing the Thames, The Swan pub overlooking the wier….and in the middle of the village a mainline station. Whilst a drive into central Reading can take 45 minutes in rush hour, the regular train service takes just 12 minutes, and the onward journey to Paddington is just another 22 minutes. In these energy conscious days, the wisdom and ease of taking the train is more and more apparent; arrive on time, having done some preparation for a meeting, or just enjoy a coffee whilst missing the stress of traffic, the cost of parking and the uncertainty of timing. In the January snow, the roads ground quickly to a halt, but the major rail links were largely unaffected, helping many people get to work. New homes in these protected villages are few and far between; those that are built have to meet the stringent requirements of the planners, and meet the taste of the market. At St James Place, renowned local builders T A Fisher have created just 5 village homes with barn inspired elevations, spacious rooms, luxury kitchens and bathrooms, all located within 5 minutes walk of the village centre, river Thames and the station. For an easy commute to London or Paddington, this is an unbeatable opportunity, and with just three of these townhouses still available, and a new show home opening in March, commuters are advised to contact T A Fisher on 0118 933 3500.

Serviced Apartment Specialist, House of Fisher, Has Unveiled Expansion Plans For The Thames Valley At The Business Travel & Meetings Show

22 February 2010

Serviced apartment specialist, House of Fisher, made its debut at this year’s Business Travel and Meetings Show on stand 310 in the ASAP Pavilion. With over twelve years experience of providing superb quality accommodation to the business traveler, House of Fisher took this opportunity to unveil plans to expand its portfolio of properties across the Thames Valley. Its presence in Reading, Maidenhead, Basingstoke and Bracknell is to be supplemented with brand new facilities in Farnborough and Bracknell. Commenting, Carol Harwood of House of Fisher said: “Our business is built on providing exceptional customer service levels – our attention to detail is unsurpassed. The two new properties at Farnborough and Netherby Lodge, Bracknell will offer one and two bedroom luxury apartments and, like all our facilities, are within walking distance of all key amenities within the town centre including public transport and business parks, and a short drive away from Heathrow airport.” Visitors to the stand had the chance to win a newly launched Kindle e-book reader. Response to the draw was so enthusiastic that House of Fisher has decided to give away another Kindle to one lucky booker in the month of March – please see the House of Fisher website, www.stayhof.com for more details on Kindle and how to enter. Carol continues, “We understand the complexities of planning and traveling away from home whilst on business, and ensure the whole process is stress-free, relaxing and enjoyable. Whether an individual or one of a large team, looking to stay from one night to twelve months, we have the structure in place to deliver the very best.” Guests enjoy superior comfort and design in all apartments, which feature the same extensive range of facilities including Freeview, cable or satellite TV, video or DVD players; direct dial telephones and broadband. House of Fisher’s ‘home from home’ policy extends into dining, and kitchens include everything for long stays such as freezers, dishwashers and washing machines, right down to pepper mills. Customer satisfaction is of paramount importance and feedback is always welcomed (please see attached case studies). Businessman Mark Easton uses House of Fisher for all his business needs when he works in the Thames Valley area. “It’s luxurious, stylish and spacious with all the facilities I need -- a place I can relax and unwind at the end of a long working day. It’s better than living in a hotel, much more relaxed and informal... a bit like home really.” Floyd Spencer, Global Training Director with Alfresco Software, is a busy man who spends his time travelling the world, but still really appreciates the comforts of home. “When I’m living away from my permanent base in Houston, Texas, which is most of the time, it’s imperative that I’m in an environment in which I feel comfortable. I don’t appreciate the limitations of a hotel, for example, where you have one room and live within the constraints of their operating and pricing policies. I’m also reassured in the knowledge that I can call upon the House of Fisher team anytime, should I have the need. They’re proactive, working hard to deliver great customer service; are professional and have what I call an ‘executive mentality’. For me personally though, one of the highlights is that when I return to the apartment each day, I really feel like I’m coming home!”

Green Light For Basingstoke Hotel

16 December 2009

Planning approval has now been approved for a nine-storey building at Basing View, Basingstoke to accommodate a 137 bedroom hotel. According to Fishron Properties Ltd, the joint-venture company between T A Fisher Group and Lamron Estates who own the site up to 70 new jobs will be created and the new hotel would bring additional visitors and revenue to the area. “Local businesses, many of them globally resourced, find it impossible to secure good-quality, accommodation due to the current lack of hotels. We already have a pre-let agreement with a major international hotel group,” comments Fishron’s joint MD, John Fisher. Basingstoke and Deane Borough Council Cabinet member for Finance and Property Cllr James Lewin said: “Basing View is a key asset for the borough and the regeneration of this business district which will bring more job opportunities is of vital importance to the economic future of the town, borough and even the region. In conclusion Malcolm McPhail, joint MD said: “This is a very important scheme for the town it’s a genuine ‘good-news’ story at a time when the economy is under pressure. Now that the scheme is approved, I believe it will be the catalyst for the rejuvenation of other phases of redevelopment on Basing View.” It is anticipated that construction will commence mid summer 2010 with completion of the scheme by 2011.

ST JAMES PLACE - Introducing A Completely New Housing Style To Pangbourne

18 September 2009

The completion of five stunning 3 and 4 bedroom houses at St James Place, situated on Pangbourne Hill, heralds the launch of a unique and exclusive development. Designed with the discerning buyer in mind these stunning homes sit beautifully within the surrounding environment, which incorporates an abundance of new trees and shrubs. “Our architects have succeeded in bringing something extra special to this select location,” comments John Fisher, MD of TA Fisher, “and you won’t fail to notice the design influences of the conventional converted barn on these spectacular new properties. Our desire to utilise striking design features which exploit this unique environment means that glass and timber dominate, and natural light floods throughout every home.” With its special edge-of-village location, St James Place offers the best of both worlds. “There are few such properties within walking distance of all Pangbourne’s amenities, making St James the perfect choice for those who enjoy village life. One could even travel abroad without taking the car out of the garage – the station is a less than ten minutes away,” John concludes. The show home perfectly demonstrates the flexibility of 3-storey living. The ground floor features a high-specification Shaker-style kitchen and dining room, with the first floor given over to two distinct living areas, one less formal than the other. A study, bedroom and bathroom also feature. A spectacular master bedroom with vaulted ceilings and en-suite bathroom fills the top floor of plots 2 and 4, for the ultimate owner’s suite. Specialist landscape architects have guaranteed that integrity and appeal spill outdoors with each home featuring secluded terrace areas, some with raised gardens. Priced from £700,000 to £760,000, viewings are available from Friday to Monday, 10.00 am to 5.00 pm, and should be arranged via agents Davis Tate on 0118 984 5333. The homes at St James Place offer all the benefits of ‘lock up and leave’ living, and are expected to appeal particularly to down-sizers and professional couples.

Residential Property Update

20 July 2009

Commenting John Fisher, MD of TA Fisher said: “Figures from the Nationwide Building Society’s latest report show that house prices in England rose by 1.8% from April to June. Other recent data supports the view that the market has strengthened., Our experience of the market is one of reasonable activity and demand. Although this activity hasn’t been constant, in our case it simply ties in with the availability and release of new schemes. This is a trend repeated across the region as it has been widely reported by agents that there is a supply problem. This is borne out by the strong interest in our latest residential scheme to be released St James Place, Pangbourne, where over 50 visitors have viewed over the past 2 weekends following its launch. Undoubtedly there are people out there who wish to ‘move on with their life’ whether first time buyers, upsizing families seeking that extra bedroom, or others seeking a lifestyle change – each one is facing a challenge in view of the inhibiting market. That said, the signs are encouraging. I sense the housing market is further along the recovery pipeline than the economy at large.

Green Light For A New Hotel In Basing View

20 July 2009

Planning approval has been granted by Basingstoke & Deane Borough Council for a 137-bedroom hotel at Basing View which is expected to give a real boost to the local economy. According to Fishron Properties Ltd, the joint-venture company between T A Fisher Group and Lamron Estates which is behind the scheme, up to 70 new jobs will be created and the new hotel would bring additional visitors and revenue to the area. “Local businesses, many of them globally resourced, find it impossible to secure good-quality, value-for-money accommodation for visitors during the week, due to the current lack of hotels. The town centre is in desperate need of a new hotel and, in fact, we already have pre-let interest from a major international hotel group,” comments Fishron’s joint MD, John Fisher. The proposed site, which is currently a derelict office/showroom, fronts Churchill Way at the entrance to the town centre business park will cost approximately £10 m to build.. Basingstoke and Deane Borough Council Cabinet member for Finance, Property and Performance Cllr James Lewin said: “Basing View is a key asset for the borough and the regeneration of this business district which will bring more job opportunities, are vital importance to the economic future of the town, borough and even the region. This application is a clear sign that companies want to bring in investment and jobs.” In conclusion Malcolm McPhail, joint MD said: “This is a very important scheme for the town and it’s a genuine ‘good-news’ story at a time when the economy is under pressure. Now that the scheme is approved, I believe it will be the catalyst for the rejuvenation of other phases of redevelopment on Basing View.” Cllr James Lewin, also added: “We have all the right ingredients to create a modern technically advanced business park in Basing View which as the potential to be one of the largest in-town business parks in the South of England. This council is fully committed to its regeneration and other plans are well advanced to make badly needed improvements to the physical appearance of the area in the near future. This scheme is very welcome but it is just the first step in a much bigger project.” It is anticipated that construction may commence in early 2010 with completion of the scheme by mid 2011.

T A Fisher Breaks The Mould With Stunning Apartments at Caversham Heights

14 May 2009

THREE BEDROOMS SET NEW LIFESTYLE TREND As our working patterns and leisure habits evolve so must our homes, and TA Fisher has responded accordingly with the launch of its latest exclusive development at Caversham Heights. “There are very few three bedroom apartments around, but at Symeon Heights we made this a priority,” comments MD, John Fisher. A distinctive new residential development in Reading’s most desirable location, Symeon Heights meets the needs of a new market for apartment living – one where a third bedroom, is expected to accommodate all the latest gadgetry associated with both home-working and leisure pursuits alike. “Home is now a place where we demand to have everything we need in order to work, rest and play.” Additionally, all two bedroom properties benefit from outdoor space including balcony or landscaped gardens. Prices range from £195,000 to £325.000. Symeon Heights, is located on the brow of the picturesque St Peter’s Hill. Built with T A Fisher’s trademark of superior quality and meticulous attention to detail, the apartments feature classical elevations, and individual architectural design features. As John Fisher concludes, “In an uncertain market, buyers should think long and hard about where to purchase, so that they can be sure of making the best investment. Purchasers should bear three key points in mind. • Buy a property with a difference – large scale estates and developments with mono-culture, mono-tenure properties which all look the same could potentially be a more risky investment • Don’t buy off-plan until you have seen a show house or sales/marketing suite – otherwise you may be disappointed with specification and room sizes • Do your research – buy from a well known and trusted brand”

Planning Approval Would See Boost To Local Economy And Building Of A Nine-Storey Landmark Hotel

28 April 2009

Approval of an application for an iconic nine-storey building at Basing View to accommodate an hotel is currently being considered by local planners and, if it gets the go-ahead, is expected to give a real boost to the local economy. According to Fishron Properties Ltd, a joint-venture company between T A Fisher Group and Lamron Estates which has submitted the application, up to 100 new jobs will be created and the new hotel would bring additional visitors and revenue to the area. “Local businesses, many of them globally resourced, find it impossible to secure good-quality accommodation for visitors during the week, due to the current lack of hotels. The local area is in desperate need of a new hotel and, in fact, we have already agreed a pre-let with a major international hotel group subject to the planning being ratified,” comments Fishron’s joint MD, John Fisher. The proposed site, which is currently a derelict office/showroom, fronts Churchill Way and would see the erection of a 137-bedroom hotel with basement and surface parking. The project will cost £10 m to produce. In conclusion Malcolm McPhail, joint MD said: “This is a very important scheme for the town and is an opportunity that we anticipate will be welcomed by Members and Officers of the Council – it’s a genuine ‘good-news’ story at a time when the economy is under pressure. If approved, I believe it will be the catalyst to other phases of redevelopment on Basing View.” Malcolm McPhail went on to say “The site was the subject of a planning refusal last year for a mixed-use scheme. However following considerable dialogue and consultation with the Planning Authority we are now hopeful that this revised scheme will meet with approval.” If the go-ahead is given, it is anticipated that construction would commence in early 2010 with completion of the scheme by mid 2011.

Delivering The Perfect Stay For Aricent

06 April 2009

When you’re completely new to the region and need the perfect, temporary home from home whilst you familiarise yourself with the area, where do turn? That was the challenge facing Sreenath Rupavatharam. A Director of Aricent, a leading supplier to the world’s telecommunications industry, Sreenath moved to Basingstoke from London, and knew exactly what he was looking for: “As I was completely new to the area, it was important to locate a temporary base for myself and my family, which would provide us all the comforts and flexibility of our own home. I definitely did not want to stay in a hotel – as a family we like to be able to prepare our own food and relax in our surroundings. I knew of the advantages of serviced apartments, having experienced them in the US, so our HR department set about the task of finding something suitable locally.” Prior to Sreenath’s stay, Aricent had always utilised hotel accommodation, but Company Secretary Sarah Binnie soon became a convert to the serviced apartment concept. “The decision to use House of Fisher was made very quickly and the whole process was handled via their website, www.stayhof.com. The team is very responsive and accommodating, and my experience was a very positive one. We shall definitely be using HoF again.” But the story doesn’t end there. As Sreenath continues, “Everything about the stay was perfect, from beginning to end. We were able to check in outside of normal hours, the accommodation is first class, and the team has worked extremely hard to help us in any way they can. Even down to guiding us through the process of working with the local authority to sort out schooling - they understand the challenges of moving into a completely new area and have made the transition a straight-forward and pleasant experience. I would recommend House of Fisher without hesitation.” Aricent is a global innovation, technology and outsourcing company, focused exclusively on communications and is a strategic supplier to the world’s leading application, infrastructure and service providers. With operations in 19 countries and more than 550 customers, Aricent employs some 8,000 personnel in 33 offices worldwide. Its UK headquarters are in Basingstoke, Hampshire.

Green light for new retirement scheme in Caversham

21 December 2008

On the 6th June 2008 TA Fisher’s plans for the development of land off Abbotsmead Place, Wolsey Road Caversham found favour with the appointed Government Planning Inspector. Not sure if now is the right time to purchase? Then why not try before you buy at superb, leafy Cliddesden Place

21 October 2008

In these uncertain times it’s difficult to second-guess the housing market. Has it stabilised, will prices move lower or are they now headed in a positive direction? If the professionals can’t tell us, then what chance do we have as prospective buyers? One enterprising developer in the shape of TA Fisher has come up with the perfect answer – try before you buy. As John Fisher comments, “In this fluctuating property market, with constant speculation about future trends, there is most definitely an attraction in being able to initially rent the property you’re interested in buying, with an option to buy at an agreed price 12 months later.” TA Fisher’s Cliddesden Place is a fabulous new gated development, which brings together the perfect mix of houses and 14 one and two-bed apartments to create a superior living experience. This exclusive development is exceptional – a successful fusion of inspired design and architecture with delightful, leafy urban living. Situated in one of the area’s most prestigious locations, and within walking distance of the town centre, Cliddesden Place makes a superb and unique lifestyle statement. As John continues: “In designing our ‘try before you buy’ package of options, we’re guaranteeing a ‘win win’ situation for the prospective purchaser. At the outset we agree rental terms, usually for 12 months, and also agree a firm purchase price fixed for that same period of time. At the end of the 12 months the prospective purchaser can then exercise their option to buy if they wish. This scheme has been especially designed for those people who really want to settle into a home of their own, but remain concerned about the stability of the housing market. It offers the flexibility of a rental and, at the same time, is a hedge against the market should property prices rise in the future, which of course would benefit the buyer who has already agreed a set buying price which won’t increase. It also allows the individual to experience just how special a TA Fisher home is.” Set in close proximity to Queen Mary’s College and within walking distance of both the town centre and railway station, the properties at Cliddesden Place represent an unprecedented opportunity to live in a leafy and convenient setting. In conclusion John states: “We are a forward-thinking company, and are prepared to be flexible and as helpful as possible to our future customers. We are quite happy to negotiate an agreement which suits all parties, which could potentially include part-exchange and shared equity schemes – we understand the difficulties that prospective buyers are experiencing particularly when it comes to mortgage finance.”

In summrt dine ‘al fresco’ on raised terraces, which in turn lead to garden areas overlooking the park and footpaths alongside the Thames, bringing you even closer to the great outdoors and majesty of the river. Property demand continues in Maidenhead

15 September 2008

BUYERS SNAP-UP PENTHOUSE AND APARTMENTS AT CELESTIA Demand for property that offers ‘that something special’ is running high in Maidenhead. Since launching just a couple of months ago, TA Fisher’s development at Celestia 27, Marlow Road, has received a constant flow of buyers, all interested in securing their own special apartment in town. In particular, the first of the two penthouse apartments was seen, exchanged and sold within a matter of weeks. Commenting John Fisher MD of TA Fisher said: “Our penthouse buyer was keen to complete very quickly and, as a company that’s focussed on exceeding customer expectations, we provided a total package that made the process as easy as possible. That included fully-furnishing the apartment, even down to the terrace furniture, so that it was available to move into immediately and take advantage of everything this great property offers – including sun-downers on the terrace to celebrate.” With both a terrace leading from the living area, and a balcony off the main bedroom, the two stunning penthouses are absolutely unique in the area. This fabulous outside space is a rare commodity when it comes to penthouse living in this region. There’s still time to be part if this special development – but only just. Celestia sales reach heavenly heights

25 March 2008

Despite the prophets of doom who take every opportunity to whine about a potential market slowdown, and whinge about a credit squeeze that would make the pips squeak, one select new development in Maidenhead is proving everyone wrong. Celestia 27 is a ‘heavenly’ new urban gated-complex where superior quality comes as standard. Comprising just twenty-seven one- and two-bedroom apartments, each property features designer kitchens, contemporary living/dining rooms and elegant bathrooms. Balconies further complement some of the apartments and two of the penthouses have terrace areas. Each home also has its own allocated parking space. The official launch event was held at Celestia on the 14th February and already half of the development is sold - comparing very favourably to other sites in the town which are recording a fall-off in sales. Interestingly so far about 40% have sold to owner/occupiers and 60% to investors – but that comes as no surprise to agents Roger Platt, who believe that investors are keen to add Maidenhead to their portfolio. Celestia-developer, TA Fisher, also foresaw the appeal of this site. “In a static market, purchasers are thinking long and hard before committing. Whether you’re buying as an owner/occupier, or as an investor, you want to be sure that you’re making a sound investment. And to get the best return there are some fairly fundamental rules that one should follow: Buy a quality property with a difference – large scale estates and developments with mono-culture, mono-tenure properties which all look the same could potentially be a more risky investment Don’t buy off-plan until you have seen the show house or sales/marketing suite – otherwise you may be disappointed with specification and room sizes Do your research – buy from a well known and trusted brand Sticking to these simple investment rules should assist you in making the correct choice of property,” comments John Fisher, MD of TA Fisher. Prices are from £285,995 and Celestia 27 is being marketed by Roger Platt, telephone 01628 773333/771168

We are delighted to have the opportunity of making our mark in the town. Prior to the showhome launch, 25% of the apartments have already been sold, which demonstrates the appeal of the superb design and central location.” Each home is future-proofed to deliver the best in home entertainment and flexibility. New lease of life for Grade II* listed building

10 January 2008

All the properties - both the courtyard mews houses and the mansion house apartments are now sold in this exclusive development in Purley On Thames, Reading. TA FISHER COMPLETES THE SALE OF ‘A GEORGIAN MILLIONAIRE’S LIFESTYLE’ AT PURLEY MAGNA · Buyers attracted from across the country and the world TA Fisher, the leading local property developer has now sold out on its exclusive Purley Magna development. Nestled in seven acres of stunning grounds above the Chiltern Hills, Purley Magna Mansion offers no clues to its recent past. Presiding over the valley since the early 1800s, the magnificent Grade II* house was given the ‘kiss of life’ through a substantial restoration by developer TA Fisher, and with the blessing of English Heritage. Now, after a £3 million makeover, the Mansion houses five stunning apartments, the largest of which was on the market for £1.5 million (a record for apartment living in the region). Restored under the strict guidance of English Heritage, the Mansion House offers a unique blend of state of the art apartment living and Georgian splendour all rolled into one. All five apartment residences have now successfully been sold to discerning buyers from across the country and the world, including Cheshire, Hampshire, London and the United States. The unique ‘lifestyle’ opportunity at Purley Magna has attracted a diverse mix of buyers to the region - offering seclusion but not isolation; privacy; views ‘to die for’; and seven acres of beautifully manicured grounds with tennis court. In addition, when Purley Magna’s lucky new home owners go travelling, either with business or to second homes, they have no concerns about security. The gated development with cctv mean that ‘lock up and leave’ is exactly that. Purley Magna offers rural and secluded living, free of the concerns that isolated village living can bring. Fine attention to detail; great respect for the past, and amazing vision combine to make the Mansion House truly distinctive. The apartment residences are all individual in design and ranged in price from £500,000 for the 1,203 sq ft ‘Balmoral’ through to the 5,768 sq ft ‘Chatsworth’. In total the Mansion House has twelve restored fireplaces (the most expensive in the Chatsworth is modelled in Italianate marble and is valued at £45,000); metres of oak flooring; a stunning 13.2m x 3.15m atrium; 4,000 bottle capacity wine-cellar; two 300 ft balconies; one restored stone staircase; and more original ornate panelled plasterwork, decorative ceiling roses and cornicing than one could ever wish to see in one place. Of the twelve luxury mews houses also at Purley Magna, which occupy the original footprint of the old stable block, only one remains to be sold. Commenting on the success of this flagship development, John Fisher, MD of TA Fisher said: “Purley Magna has without doubt been a ‘labour of love’. It is one of the most challenging projects that we have ever been involved with in our 118-year history. It’s extremely satisfying to have been part of the restoration of this important historic landmark, and to see this stunning place come to life again.” Purley Magna’s history is traceable as far back as the eleventh century with its site mentioned in the Domesday Book. The Mansion as it exists today was commissioned by then owner Anthony Morris Storer MP, and designed by distinguished architect James Wyatt in 1799, whose famous designs include the Pantheon in Oxford St., London and the Senior Library at Oxford’s Oriel College. Purley Magna’s colourful past saw it changing hands to pay off a gambling debt at one point, and in the latter part of the twentieth century it had been used as a residential provision for adults with learning disabilities under the Purley Park Trust. NOTE TO EDITOR – Purley Magna is situated in Purley-on-Thames, which lies just under two miles from Pangbourne and four miles from Reading. Established in 1895, TA Fisher is a modern, integrated property company with an imaginative approach to commercial and residential development and a strong reputation for excellent design and superior quality. A specialist in unusual and sometimes unconventional properties, it applies a sensitive touch to the complex issues that such developments entail, and is renowned for creating solutions that meet their needs, without compromising others. Its sympathetic view of the environment, professional approach to the planning process and commitment to producing highly desirable properties all contribute to the company’s success.
