Your Journey to a New T A Fisher Home

Buying a new home should feel exciting, not overwhelming. From reserving your chosen property to collecting the keys, our experienced team will guide you through each stage and make sure you know what happens next.

You will also have access to the T A Fisher Customer Portal, where you can follow the progress of your new home and see it move through the key stages of the build.

1. Reserving Your New Home

Once you have chosen your new T A Fisher home, your Sales Advisor will send you an electronic reservation agreement to review and sign.

You will also pay a reservation deposit to secure the property, which will be credited towards the purchase price on legal completion.

After reserving, you will receive access to the T A Fisher Customer Portal, where you can follow the key stages of your purchase and, where applicable, track the progress of your home throughout the build.

2. Arranging Your Mortgage

Unless you are purchasing your home without a mortgage, you will need to arrange your finances as early as possible.

Your sales advisor can introduce you to independent financial advisers with specialist knowledge of the mortgage market. They can review your circumstances, help identify suitable mortgage options and manage the application process with your chosen lender.

As independent advisers can access a wide range of lenders, they may be able to find options that are not available directly through your usual bank or building society.

3. Appointing Your Solicitor

You will need to appoint a solicitor to manage the legal transfer of the property into your name. They will review the contract, carry out the necessary searches and enquiries, and liaise with our solicitors throughout the purchase.

We can recommend independent solicitors who are experienced in new-build purchases and familiar with T A Fisher developments, although you are free to choose your own.

Whichever solicitor you appoint, make sure you understand their fees and that they can work within the timescales set out in your reservation agreement.

4. Exchange of Contracts

Once your solicitor is satisfied with the legal details and your mortgage offer is in place, you will sign the purchase contract and provide the required deposit, usually 10% of the purchase price. This must be cleared in your solicitor’s account before contracts can be exchanged.

Once exchanged, the purchase becomes legally binding.

For a completed home, you may receive a fixed legal completion date at this stage. If your home is still under construction, you will be given an anticipated completion period, with formal notice issued once it is ready.

Your Sales Advisor will keep you updated throughout the build, and you can also follow progress through the T A Fisher Customer Portal.

5. Following the Build of Your New Home

There is something very special about watching your new home take shape.

Once you have reserved your property, you can log in to the T A Fisher Customer Portal to follow the key stages of the build as work progresses. Alongside updates from your Sales Advisor, the portal will help you understand where your home is in the construction process and what will happen next.

Anticipated completion dates may occasionally change as construction progresses, but we will keep you updated as your home approaches its final stages.

6. Your Pre-Handover Inspection

Once contracts have been exchanged and your home is complete, you will be invited to inspect it with a T A Fisher Site Manager and identify any items that may need attention.

We will aim to complete all agreed items before legal completion. During the appointment, we will also explain your home’s key features, heating, appliances and systems, and answer any questions.

7. Notice to Complete

If your home is still being built when contracts are exchanged, legal completion will take place once construction is finished and all necessary approvals are in place.

Your home will undergo inspections and quality checks throughout the build. Once approved by our team and Building Control, our solicitor will serve formal notice to complete.

Completion usually takes place within 5 to 10 working days. We will keep you informed of the likely timing, and your solicitor will confirm the fixed completion date once notice has been received.

8. Legal Completion and Moving Day

Before completion, your solicitor will ensure all paperwork and funds are in place, including any mortgage funds and remaining balance.

Once the purchase funds have been transferred, legal completion will take place and your solicitor will confirm this with you.

We will then hand over the keys, take final meter readings and welcome you to your new T A Fisher home. You will receive your detailed Home User Guide and your customer portal will be updated with the relevant handover documents.

9. Aftercare and Your New-Home Warranty

Our support continues after you move in.

During your first week, the T A Fisher Sales Care Team will ask you to report any items needing attention. After this, Afterbuild will manage further issues covered by the remainder of the two-year developer warranty.

For added peace of mind we also offer an emergency call-out service, 24:7 which you can contact outside of our daily operation 24 hours a day.

You will also continue to have access to your customer portal for up to five years, allowing you to refer back to important documents, handover information and details about your home.
