T A Fisher’s commercial activities focus on the Thames Valley and within that area we have developed a considerable amount of commercial property, either in our own right or in partnership with others. Our broad spectrum of commercial activity includes:

CURRENT COMMERCIAL PROJECTS
The Glasshouse, Basingstoke
The Glasshouse is a spectacular new headquarters development at the gateway to the lower tier of Basing View, Basingstoke. A planning application is being progressed for a striking 51,500 sq ft building and 91 car park spaces.
THE BOTANICS, HIGH STREET, Theale
Located within the conservation area and boasting a significant frontage to the High Street the existing buildings will be demolished to allow for a new courtyard development incorporating retail space to the High Street with both residential apartments above and in a rear courtyard
Lawrie House, Farnborough
The repurposing and transformation of Lawrie House into a 21st Century mixed-use scheme will be anchored by NatWest who occupy the ground-floor retail banking hall. The upper floors and an extension to the rear will form part of a new aparthotel.

Our growing investment portfolio across the Thames Valley consists of property developed by the Company, which includes hotels, aparthotels, children’s day nurseries, retail, offices, mixed use, and similar creative schemes.
Breathing new life in to property
Over the last 35 years we have acquired a reputation for our success in buying institutional stock from major pension funds. This typically involves real estate that requires investment, repositioning and refurbishment. From our perspective, it allows our team to apply their energy, skills and creative insight to re-energise the site, adding the T A Fisher factor that provides the property with a new and very positive lease of life.
Investment for Asset Management or Future Development
Our expansive portfolio comprises property that has been acquired for asset management and/or redevelopment potential.
We are sometimes involved in acquiring buildings on a ‘sale and leaseback’ which can often offer owners a much needed cash injection to generate liquidity and reduce debt, so enabling the operating company to function in a less pressured financial environment.
T A Fisher are always in the market for income-producing or part vacant property in the Thames Valley, across all sectors. We welcome approaches and discussions with property owners and agents concerning potentially suitable propositions. Our lot size is typically in the range of £2 to £5 million. Cash is available to meet early deadlines and bank funding is generally not required. Consequently, fast decisions can be reached without recourse to third-party approvals.
TENANT STORIES
Some TYPICAL Investment Projects
Lion Court is in a highly prominent location on the outskirts of Bordon. This wooded site of approximately 9 acres contains existing offices, laboratory and warehouse of circa 25,000 sqft. The existing buildings are leased and the site has potential for further business development.
E-Centre, Easthampstead Road, Bracknell was purchased unconditionally from a pension fund using cash resources in November 2011. It had a very tired appearance and was part income producing/part vacant.
100 Kings Road, Reading This landmark building was acquired unconditionally from Deutsche Bank in October 2011. At the time of acquisition it was vacant offices having been occupied as offices by Sun Alliance for 25 years.
Victoria Retail Park in Wellingborough was acquired by T A Fisher Developments Ltd in December 2022. It is a prominently positioned unit of 7659 sqft with excellent connectivity to the A45 which connects Northampton and Peterborough. Victoria Retail Park is an established commercial location and the site is leased to Halfords.
T A Fisher Developments Ltd acquired Reading Road in Winnersh in December 2022. Reading Road is an established commercial location and the site is leased to Halfords under an FRI lease. It is a prominently positioned unit of 7494 sqft with excellent transport links and close to the M4.
The former Woodley Police Station plus adjoining property was acquired unconditionally back in 1998. Planning consent was achieved for a retail-led roadside scheme extending to some 10,000 sq ft with 35 spaces.
