On the advice of agents the charitable owners of Purley Park Trust approached our Company with a view to becoming a development partner to assist in a plan to relocate the Trust from its existing site into new premises.

The Trust specialise in providing a home for adults with learning difficulties. The centrepiece building was a Grade II* Listed albeit in urgent need of repair furthermore the Trust was under threat of closure emanating from continuing breaches of compliance. Fundamentally the building was unsuitable for supporting and caring for people with learning disabilities.

After lengthy feasibility studies and financial modelling it become clear that the best solution for the Trust was to seek to build a new facility within the 10-acre grounds which would be ‘ring fenced’ from the remainder of the land.

Following considerable planning negotiations with the Local Authority permission was eventually achieved for a conversion of the mansion house into 5 apartments (subsequently revised to 3 large apartments) which involved participation at a ‘pilot mediation’ planning process’. The approval also involved demolition of various outbuildings and the creation of a courtyard containing a range of artisan cottages and apartments adjacent to the principal building.

T A Fisher were the development partner and promoted, funded and delivered the new accommodation for the Purley Park Trust. Thereafter the company executed the private award winning Purley Magna development of fourteen unique properties which proudly stand in gated grounds of just under seven acres complete with private tennis court.

Completion occurred in 2009.
