Location

The brand new Botanics development is ideally located on Theale’s historic and vibrant 17th Century high street. Designed sympathetically to blend into its historic surroundings, this mixed use scheme comprises only fifteen well-appointed and equipped one and two bedroom apartments along with a ground floor retail unit.

THEALE… FINDING BERKSHIRE’S HIDDEN GEM
The West Berkshire village of Theale, with its former coaching inns and quaint period architecture is located on the old route of the A4 Bath Road, five miles southwest of Reading and 12 miles east of Newbury.

Speak to people who live there, and they will tell you that Theale is a hidden gem. Rural in its nature but close to two main transport arteries and the bustling metropolis of Reading, the village has a real feeling of community and is perfectly located. For lovers of the water and fishing the village is bounded to the south and south-east by the Kennet & Avon canal and Theale lakes. Half a mile to the north is Theale’s popular 18-hole golf course and a mile to the west is the rolling parkland and gardens of the Englefield House estate. To the east, Junction 12 of the M4 motorway is a two-minute drive away.

COMPLETELY CONNECTED
Theale High Street is an easy walk to Theale railway station with its direct train links to Reading and onwards to London Paddington in under 45 minutes. Going west there are trains to Newbury and the West Country.

The village also sits on the Newbury to Reading bus route with its regular services between these two major towns with their shopping centres, sporting and entertainment venues. With the M4 motorway only minutes from your door, a home base in Theale truly enables easy access to all areas of the UK.

EVERYTHING ON YOUR DOORSTEP
Theale offers an excellent selection of local amenities. These include four pubs; a selection of cafes, take-aways and restaurants; two convenience stores, hair salons, plus a pharmacy on the high street. Close to the village’s churches is a community medical centre and the village has two dental practices, one specialising in orthodontics. A short walk away in nearby Calcot is a 24-hour gym, a Sainsbury’s super-store and an IKEA.

Thanks to Theale’s heritage, its former coaching inns have wonderful courtyards and beer gardens and atmospheric period features. All Theale’s pubs serve food and most feature live music and quiz nights. The Englefield Farm Shop is located on the Pangbourne Road on the outskirts of Theale village. Here you will find a café, delicatessen, butchery, florist and a pop-up fishmonger visits every Wednesday.

SPORT AND LEISURE
Set in 150 acres Theale Golf Club was established in 1996. The club offers flexible membership options and its 18-hole course is an interesting and enjoyable challenge for golfers of all abilities. The club has a practice range and the club house hosts social functions throughout the year.

Theale lakes are home to Theale Fisheries, Burfield Sailing Club and Theale Water Sports Club. Theale fisheries is set in 49 acres of secluded surroundings by the banks of the River Kennet. It offers syndicate membership and day ticket fishing. Burfield Sailing Club offers year-round water access together with modern facilities, to anyone with a love of sailing, windsurfing or paddle boarding. Theale Water Sports Club is a water-ski and wakeboard club with an onsite clubhouse, ample parking and a large grass area for relaxing, sunbathing and picnicking.

WORKING AND LEARNING
